Square Footage dispute

We selected semi-custom builder(Classic Homes) for our house. Classic Homes already had many house plans to choose from. We chose the one with two story family room and two story foyer. We thought that we are getting a 4000 square feet home but after we applied for the permit and paid for the engineering plans, I found out that builder is counting two story open spaces twice which meant I was getting 3400 square feet home. I further researched and did some more calculations and found out that, perhaps I was only getting a 3000 square feet home. What is Bad is that I was out $10,000 as I had already paid for site planning and paid for permits. Good thing is that I caught this problem before I demolished my existing house.

Make sure to ask how the square footage is calculated.

I had such a bad experience that I almost quit trying to build my own house.

It's all a mess

We just had our house appraised with two different appraisers due to our high loan amount. They had different square footages from each other.

One guy took our 2 story foyer twice, the other did not. The first guy said "it costs money to build it and it adds to the home value". The second guy said "if I can't walk on it I don't count it." And our county record is different than either of these two!

One thing the appraisers agreed on was using exterior dimensions so that means they include some unusable space (i.e. the walls).

I think most people are overly concerned about square feet of a home. What is more important is the efficient use of space. My residential designs always include furniture layouts allowing the client to see how the space will work. I try to keep things efficient from the get go. Mansions are easy to design. Efficient houses are a rewarding challenge.,
