Where were we? That’s right, house plans. Before you make any decisions on plans I suggest you get a good idea what you want to build. Sounds kind of dumb, but you know how I feel about research and finding what is best for you.

Most of us live in homes that someone else built. They built these homes in several floor plans so you went and looked at a model or looked with a real estate agent to find the one that suits you best.
Now you can choose what you really want, as long as you can afford it of course. My meaning here is simple. The only limitation is your imagination, and of course your checkbook. So you need to think out of the box. and find what is best for you.
A very good place to start is searching through the house plan sites I mentioned above, and getting ideas that fit you, and your family. Dream a little; decide what is important to you and what is not. Do you want a big garage for all your stuff, or a big kitchen or both?
We need to talk about costs of plans. Custom plans are far more expensive than buying pre-drawn house plans from a reputable company. The best route in my opinion is to choose a house plan that you really like and make modifications to them as necessary to fit your needs (by the way these guys offer this service). With thousands of house plans available more than likely you will be able to find what you need without any changes.
Another piece of advice. Make sure you buy your plans from a reputable company! I was reading on the web a few weeks ago about a family purchasing plans to build their home from a fellow that had posted his website on a building forum on the net. He seemed reputable and he was far cheaper than anybody else. They received the house plans then presented them to a contractor for a bid. The contractor told them they were worthless. It turned out this fellow had bought a CAD program and knew nothing about home building or house plans.
