Hello. I have looked at hundreds of house plans and can not find the perfect one. I drew my own. It has the measurements on it - I drew it with a houseplan program called 'Broderbund'. Is it possible to use this homemade plan to build a home? It has all the window, door, fixtures, switches, shown, but it is on a small 8x10 paper. Will experienced builders be able to use it as a blueprint? If not, is it possible to have it turned into a real blueprint for a reasonable sum? Thank you.

Hello Cally,

You could try a local draftsman or architect in your area. You may also try an online service, they may be cheaper. On the house plans page I have links to three such services. Here is a link http://www.build-yourown-home.com/house-plans.html .

I would want a service with experience to look over my drawings to make sure I didn't miss anything and that I had the proper requirements for structural integrity.

You state to make sure online plans are legitimate, are the ones on your site ok to use. Are they done by an architect?

Also, I'm trying to get a soil test done, then a slab design. Do I need to check their references also? Are there places on the web to check if they are licensed?

Hello Linda,

I have had a relationship with the companies on my site for 2 years now and never had a complaint about any of them. I would choose the plan that I liked and then ask all the pertinent questions to the company that you are purchasing from specifically in writing and make sure they answer you in writing. They all have a contact us page and an e mail and phone number.

Also it is a good idea to ask them what they charge for revisions to the plans. When we built our house we made some pretty extensive revisions to the plans after they were finished. It can get pricey if your not careful.

Soil Testing Services are generally licensed by the state, county and/or city that you live in. Call your local county office and ask them how to check if they are licensed. Also ask if they are in good standing and if they have any current complaints.

Our slab design came with our plans. After the soil test we had a civil engineer that was recommended to us by our concrete contractor (turn key slab contractor) look over the results of the soil analysis and make recommendations on modifying the slab plans.

Again make sure you check licensing, get references etc... do your research save many headaches.

Do you know of any good software for creating a site plan. I need a site plan prior to getting the building permit.

Hello John,

First let me apologize for the late response. Living near the Gulf coast during hurricane season can be a challenge.

I used my survey and added my house and other structures to it to scale for my building permit. You could also review this link to Plan3D.com. I did not use it for that purpose but it may help you.

Hello Angie,

We spent many hours online viewing plans until we found one that was close to our needs. Then we had the architect make modifications as per our request.

The most inexpensive way to do this is have the company that sells you the plans modify them as per your request.

Hi, I want to build a home using my own layout. I met an architect who wants $8,000.00 +++++++ just to make me a set of buildable drawing plans which he would than own. I understand I can have a draftsman do this for a lot less. Is this correct & where would I find one. i already own my land in Charlottesville, VA. Thanks

Hello Terry,

Yes the Architects can be pricey. The way we did it was, we found a set of plans online that we really liked and modified it using a draftsman. All the main detail remained the same but we added space in certain areas and rearranged the garage.

I list three very reputable sources of thousands of plans here Build Your Own Home House Plans page. These services will also modify the plans for a fee.

It took us many hours reviewing plans online until we found what was close to exactly what we wanted.
