This month’s issue of Build Your Own Home is about securing the funds to get the money you need to build your dream home.

I receive a ton of mail from people, and get a variety of questions. Most of the questions relate to obtaining money to build. As I state on Build Your Own Home securing the money to build seemed to be the most daunting task when we set out to build our home.

There are many factors involved in getting the money you need that will affect your ability to obtain a home construction loan. You need to approach the process logically step by step breaking it down into pieces you can accomplish.

Below is a list of key points:

• DO NOT run down to the bank when you first have the idea of building your home and ask Mister or Misses banker, "Can I have some money please"? You need to prepare! The bank is not going to have much confidence in you if you have no idea how to proceed.

• DO take the time to get a good set of plans and calculate what it is going to cost to build your home. Part of that process is getting bids from contractors, figuring the cost of materials etc.. Go to Home Building Cost for more information.

• DO have a detailed organized list of your research on building your home to present to the loan officer. Include your plans, contractor bids, cost of materials by supplier, permits, and the land you will build on etc…

I want you to take a minute and look at this from the bankers perspective. They are loaning you thousands of dollars to build a house and they need to be convinced that you know what you are doing.

Are you convinced that you know what you are doing? If you are not, the bank will not be. So take the time to read, research and follow the steps necessary to understand the process.

One thing you must remember is that the banks WANT to loan you money. They can’t make money if they don’t. So give them the details they need to make a good decision and you both will win!
